Management Service*

We will manage it for you throughout the lease term.

• Management: 6% of the monthly rent collected. (No fee while the property is vacant)
• Evictions: $100 per hour for file preparation and transition consultation with Rental Property Owner attorney, if required. (Rate also applies if court appearance requested)
• Tenant Late Fees: Split 50/50 between Owner and Property Management Company
• Renewal Service Fee: $200 
• Additional Management for Condos in a Homeowner's Association: HOA Handling Fee 1% of the monthly rent collected. 

Lease Listing Service*

We will market, show, negotiate a lease, and arrange a move-in inspection for your home.

• Tenant Placement with Management Service: 75% of one month's rent (one-year or two-year lease term) 

Our Commitment

• We diligently pre-screen and identify qualified tenants
•  If the property goes vacant at any point within the lease agreement term because of any Tenant we placed, we will remarket and lease the property at no additional cost to you
  
• Our goal is to enable you to pursue your other interests and commitments, knowing your property is being managed, by minimizing the correspondence, time, and energy required.

*Note: As a full-service company, we require the Lease Listing Service and Management Service to be provided together. We only provide move-out / security deposit dispositions for residents we place and manage. 

Rent Collection Only Service

For owners who want to handle maintenance issues directly, we can collect the monthly rent and pay any invoices you authorize and send to our office. The fee is 3% of the monthly rent collected. Think of us as your real estate bookkeeping partner: 

- Online collection of Rent from tenants

- Secure online owner access to electronic payments via EFT

- Monthly and Annual Statements, including income and expense details.

Project Oversight Services

An overhead and service fee of 10% is added to the cost of all work performed by, or at the direction of, the Property Manager on all preventative, corrective/deferred, and emergency maintenance, as well as insurance damage-related events and capital improvements. The fee is payable within 30 Days of invoice delivery.

Notice: The amount or rate of real estate commissions is not fixed by law. They are set by each Broker individually and may be negotiable between the Owner and Broker (real estate commissions include all compensation and fees to the Broker).
