Rental Verification Request Process


When a third party or applicant requests and pays for it, Born Real Estate is committed to thoroughly verifying a tenant's rental history.

As an experienced, licensed, and insured full-service real estate firm, we recognize the significance of accurate tenant screening while ensuring compliance with privacy laws and tenant rights. To share confidential tenant information, Born Real Estate requires written and authorized consent from the tenant. This is typically obtained via a verification of tenancy form, also known as a rental history verification form, tenant screening form, or applicant background check form.

In accordance with the Fair Credit Reporting Act (FCRA) Section 609, Born Property Management empowers tenants to access and disseminate their rental history autonomously. Through The Resident Center, our tenants can download and share a "Tenant Statement." This comprehensive document is an authoritative summary of their tenancy, encapsulating key details such as the tenancy's start and end dates, monthly rent amounts, and inclusive payment history. This includes specifics on any late payments or accrued fees. Such a feature is designed to assist tenants in effortlessly present a complete and verifiable account of their rental responsibilities to future housing providers or lenders. This direct approach helps tenants provide a thorough overview of their rental track record, supporting transparency and ease in their future rental endeavors.

To rental housing owners and real estate agents, we recommend incorporating a rental history verification form in your tenant screening process. This practice is invaluable for identifying reliable tenants, maintaining fair housing documentation, and safeguarding your property. We have included a form below for your convenience to download and use.

Born Real Estate will respond to Four Key Questions:

  • Duration of the applicant’s tenancy: Including start and end dates.

  • Payment timeliness: Detailing any instances of late rent payments.

  • Property care: Reporting any property damage caused by the applicant and left unpaid.

  • Re-rental consideration: Whether Born would rent to the applicant again.

A $35.00 Rental History Verification Requests Processing Fee applies. This fee compensates for the time and resources required for detailed rental history verifications. Born Property Management operates efficiently with a dedicated team, and this fee is crucial for maintaining our operational standards without compromising our service quality.

Upon receipt of the $35.00 fee and a duly filled and signed Request for Verification of Rental History Form, Born Property Management will systematically provide detailed answers to the aforementioned questions. This helps all parties involved receive prompt and accurate information.

This non-negotiable policy is integral to sustaining Born Property Management's high service and efficiency standards. Your understanding and cooperation are greatly appreciated.
