Yes, in addition to the Tenant fees and charges specified in the Residential Lease Agreement, the Property Manager will assess and keep fees and charges from residents for:
1. Application Fee applies when Tenant requests an assignment of lease, sublease, or resident change of the Property: $50 per new applicant.
2. Early Move-In Processing Fee applies when Tenant(s) requests, the Owner approves, and when the Property Manager sends the Amendment for early move-in. The tenant shall pay any rent proration charges and provide proof of the updated renter's insurance policy term: $150.
3. Unauthorized Animal Fee applies when a pet is found on property: $75 per day per pet until the pet is removed, plus an onsite visual inspection fee of $150.
4. Animal Application Fee applies when a Tenant requests a pet be added to the Lease Agreement: $20 for the first pet, $15 for any additional pet, and $0 for an emotional support animal(s) (ESA) or service animal(s). For an emotional support animal(s), you shall be asked to submit the accommodation request via a third-party vendor.

5. Property Manager Fees apply on an "approved" Resident Change Request or an "approved" Pet Addition Request:
A. Resident Change Amendment Agreement to add additional tenant(s) or first pet to existing lease (Document Preparation Fee): $250.
B. Resident Change Amendment Agreement to add additional tenant(s) to existing lease term and acknowledge vacating tenant(s) (Document Preparation Fee): $250.
C. Resident Lease Agreement to prepare a new lease, and Resident Lease Assignment Agreement to remove any existing tenant(s) and, if requested, add additional tenant(s). (Document Preparation Fee): $500.
D. Add additional Pet(s) to existing tenant(s) lease (Document Preparation Fee): $100
E. Approved accommodation request for Service Animal (as defined by The Americans with Disabilities Act) and Emotional Support Animals (ESA) Fee: $0.
6. Insurance Handling Service Fee applies if the Tenant fails to provide proof of renter's insurance within seven (7) days following Notice to Cure. The Tenant shall be charged $100/hour (billed in 15-minute increments) for any activities of the Property Manager to work on this issue until the proof of insurance with all the required policy coverage amounts and, additionally insured endorsements are received.
7. Utility Handling Service Fee applies if Tenant fails to transfer utility services within five (5) days following the Commencement Date; then Tenant shall be charged $100/hour (billed in 15-minute increments) for any activities of the Property Manager to work on this issue and $25 per business day until the Tenant transfers the utility services and the proof is received.
8. Escort Fee shall be charged when the Resident requests or requires the Property Manager to be present at the Premises to provide entry or oversight: $100/hour (billed in 15-minute increments) with a minimum fee of $150.
9. Service Provider Trip Charge applies If Tenant fails to keep a scheduled appointment or cancel in writing at least four (4) hours before the scheduled appointment with any service provider who has been previously scheduled and Resident has accepted the appointment: $200 per visit.
10. Entry Cancellation Fee applies If Tenant fails to meet any Lease term obligations on Entry to show the Premises to prospective or actual purchases, tenants, mortgagees, lenders, appraisers, or contractors: $200
11. Smoke/CO Alarm Replacement Fee applies if the tenant fails to immediately notify the Property Manager, in writing, of any problem, malfunction, or damage with any carbon monoxide detector(s) and smoke alarms (“Devices”) on the property. Also, if the Tenant removes, disables, tampers with, removes the battery from, or damages device(s), the tenant will be charged a fee for replacement.
This fee is used to cover the cost of replacing the device(s), as well as the cost of labor for the installation. The fee varies depending on the cost of the device and the cost of labor for the installation. It is important to note that this fee is not intended to punish the tenant. It is a way to recoup the costs incurred by the landlord for replacement.
12. Notice Posting Fee applies when you violate any terms of the Lease, and Property Management posts a Notice To Perform Covenant (Cure) or Quit: $150 per post.
13. Non-Compliance Visual Inspection Fee applies when you violate any terms of the Lease, and Property Management visits the property to verify Cure: $150 per post per visit.
14. Paper Check Processing Fee applies when Tenant(s) makes any payment, including but not limited to Rent Payment, Late Payment, or Security Deposit Payment if the Lease Agreement does not specifically allow for check payment: $10 per check.
15. Security Deposit Disposition Disbursement Change Fee applies when all Tenants request, agree, and sign an Amendment Agreement that the Tenants agree to disburse portions of the security deposit by way of consolidating the disbursement to one tenant or disbursing multiple checks to individual tenants rather than one check made payable to all tenants as is required in the Lease Agreement: $150 (for up to four separate checks) plus $25 for each additional check.
16. Move-Out Overhead Service Coordination Fee applies when Tenant vacates the premises and fails to complete the lease terms. Tenant shall be charged ten percent (10%) added to the cost of all work performed by, or at the direction of, the Property Manager. *Does not apply to the Locksmith Service Coordination Fee.
17. Locksmith Service Coordination Fee applies when Tenant vacates the premises and fails to turn in any keys or garage remotes within 7 Days from the lease expiration date; the Tenant shall be charged for any activities of the Property Manager to work on this issue plus a Locksmith Fee shall be charged to reprogram the garage remote, pick the lock, rekey locks and replace keys, plus you shall be responsible for the prorated rent pursuant to your Lease Agreement Terms. $100/hour (billed in 15-minute increments) with a minimum fee of $150.
18. Early Termination Lease Up Fee applies if the Tenant terminates the Lease Agreement term early (i.e., prior to the originally stated end of a fixed-term lease). This is the Management Companies Commission to market, advertise, show, and write the new lease agreement: 75% of one month's rent.
19. Property Lock-Out Fee applies when Tenant locks themselves out of the property, and an onsite visit is required. Tenant(s) responsible for any Locksmith Charges plus the Locksmith Service Coordination Fee applies $100/hour (billed in 15-minute increments) with a minimum fee of $150.
20. Rental History Verification Request Processing Service Fee applies when a third-party rental housing provider, agent, management company, and/or current or former tenant fills out, and tenant signs a Request for Verification of Rental History Form provided by Born Property Management authorizing the release of this information: $35 per request.
Note: Tenant Fees are added to the Tenant Ledger and shall be taken from the Security Deposit Disposition if not paid. All Tenant fees and Charges are subject to change. The charges are due and payable within thirty (days) of billing.
