Will A Lease Renewal Include An Increase In Rent?

Generally yes - at present, rents are rising so virtually every renewal letter will have at least a small rent increase. Here is where tenant performance becomes very important.

We offer the most generous renewal rates to our best tenants. A tenant is a “best tenant” if he or she consistently pays on time (the 1st) or earlier, communicates repair requests in writing as required by the lease agreement (preferably through our online service request portal), works through any concerns in a productive and collaborative manner, takes proper care of the property including the yard, is mindful of the behavior of any permitted pets and/or does not introduce unauthorized pets, and doesn’t cause HOA or neighbor complaints to be issued.  We are able to offer these tenant the most favorable consideration possible at renewal time.

High risk tenants receive the least generous renewal rates. A high risk tenant pays late frequently, including consistently paying after the due date even if late fees are not applied. Or, a high risk tenant demonstrates a reluctance or inability to abide by the terms and conditions of the lease agreement, or are unreliable or unreasonable in required professional interactions.

For example, we consider the following to be unreasonable: Arguing about having to submit repairs in writing, being rude to us or to our vendor/service providers, arguing about late fees for late rent payments, failing to follow HOA rules, failing to take care of the rental premises.

Individuals who meet the profile above create higher risk for the landlord and greater effort for the property manager, which is reflected in the renewal terms and rate. Please note - most of our tenants do not fall into this category, and our goal here is simply to help our tenants avoid any misunderstandings or negative impacts.
